When it comes to searching for a place to rent in London, it can be tricky to know where to start.
Yes, you want somewhere that’s cheap, but you also want decent transport links, an easy commute, and an area where you actually like spending time.
Oh, and it needs to have strong food delivery options.
This list of the current rental hotspots in London might help to kick off your search, if only by narrowing down your hunt by allowing you to search a specific area rather than just ‘flats in London, please’.
Home Made analysed 13,000 rental enquiries between August and September to create a list of the top London rental hotspots that are seeing loads more listings and enquiries than normal.
It turns out that since 2019, a lot has changed when it comes to where Londoners want to rent.
All but one of the year’s top ten most popular rental boroughs have changed position, and Hammersmith and Fulham has climbed ten places to take the number one spot, while Richmond has gone from third to 23rd.
The top rental hotspots in London for 2020
Based on the number of enquiries per property, here’s the top 20 list of where renters want to live in London:

- Kingston upon Thames
- Lambeth
- Southwark
- Westminster
- Waltham Forest

- Islington
- Haringey
- Croydon
The team at Home Made reckon that these dramatic changes may have been provoked by coronavirus, which may have made renters consider completely new locations.
64% of enquiries analysed showed renters considering relocating to a completely different neighbourhood, perhaps because working from home changes their needs for a speedy commute, or perhaps due to fresh desires for nearby parks and outdoor space.
Renters are keen for homes in places with strong local amenities, such as plenty of shops, cafes, and parks – again likely due to coronavirus reducing our travel around the city.
Also a factor is the decline in overall demand for London properties, which has led to rental values falling across the capital and thus previously out-of-reach pricey areas to suddenly become open to renters.
Home Made also reckons that many people are leaving London entirely, which may explain the drop in interest for outer boroughs such as Richmond.
‘The shift to working from home means professionals who might have previously considered leafy suburbs with great transport links, such as Richmond, are free to move even further away from the centre, where they can rent (or even buy) in picturesque home counties towns and villages for even greater savings and quality of life,’ says the report.
Commenting on the data, CEO and founder of Home Made, Asaf Navot, said: ‘Covid-19 is radically reshaping the London rental market, creating opportunities and challenges for landlords as they scramble to adapt.’
