Compact apartments in London which are perfect for first-time buyers

Whoever said that good things come in small packages could have been referring to the new crop of compact apartments for sale at various London sites.

Targeted at first-time buyers and lower in price than typical starter flats, what they lack in size they make up for in great design.

Storage and lifestyle are prioritised, so purchasers can expect built-in cupboards, cubby holes, utility spaces and dedicated WFH areas, and most meet the Greater London Authority’s (GLA) minimum space standards of 37 sq m (that’s 398 square feet) for a one-person home.

Barratt London created its new SMRT homes in response to increased demand during the pandemic, launching them at Eastman Village in Harrow at the beginning of September. All have private outside space, and Help to Buy is available.

The 123 homes are predominantly one-beds and with a starting price of £295,000, they cost £30,000-£40,000 less than Barratt’s standard flats.

The housebuilder plans to roll them out at other developments, so watch this space as more come on stream.

Pocket Living caters almost exclusively to first-time buyers, providing smart, contemporary apartments in well-connected locations across the capital at a 20 per discount on local market value.

One-bedroom flats comprise an open-plan kitchen/living room with space for a sofa and table, a double bedroom and wet room with a walk-in shower, all accessed from the hall, and feature high ceilings, full-height windows that maximise light, utility cupboards and plenty of designated storage.

There’s a strong emphasis on community and buildings include shared spaces such as communal gardens and roof terraces.

Four new developments are coming soon and homes are currently available at Harbard Close in Barking and Addiscombe Grove in East Croydon, where there’s a ninth-floor landscaped communal roof terrace, and gardens on the 20th and 21st floors with fantastic views over south London.

Cycle storage and a residents’ lounge, co-working space and wellness room, equipped with superfast wifi, are also provided. Prices start from £260,000.

Homes with smaller footprints are on offer at various schemes from the Berkeley Group, including at Beaufort Park in Colindale by St George, where studio and Manhattan apartments make up nearly one in four of the 384 homes in the current phase.

Studios consist of one open room with a separate bathroom, whereas Manhattans are slightly larger with a sliding door separating the bedroom and living room, making them feel more like a one-bedroom home. Studios start from £277,950.

Clapham’s not normally associated with affordability but at Clapham House, a short walk from Clapham North station, Lipman Properties has made the most of the limited space to deliver high-spec, New York loft-inspired homes at reasonable prices.

Incorporating Crittall-style doors and windows, sleek Italian kitchens, black bathroom sanitaryware, air conditioning, USB sockets and secure basement storage lockers, one-bedroom homes are priced from £349,000 and Help to Buy is available.

Studios are among the wide choice of homes at recently launched Lampton Parkside in Hounslow, by Hill and Notting Hill Genesis.

They’re fitted with streamlined handleless kitchens and underfloor heating so there are no radiators to encroach on wall and floor space, and include generously sized balconies, from £275,000.

Guinness Housing will be launching a new phase of private sale apartments at Leaside Lock in Bromley-by-Bow on Saturday, November 13.

Underfloor heating, integrated appliances and fitted bedroom wardrobes all open up the space, and Help to Buy is available. They start from £299,950 for a studio.
