Like east London before it, the capital’s west is undergoing extensive regeneration, with once tired areas now emerging as new hotspots.
Hounslow is a case in point, having benefited from investment of more than £765million since 2016.
Almost 12,000 new homes will be delivered over the next five years, the town centre has been transformed and it’s very well-connected — only a few minutes from Heathrow and boasting the Piccadilly line and train stations, as well as fast access to the M3 and M4.
Although local house prices are almost 30% below the London average, CBRE has found that growth outperforms the wider market, so there’s no time like the present to buy.
The entry point for a flat is about £200,000 and two-bed Victorian terraces start from £375,000.
‘You can get a three-bedroom semi-detached 1930s house for somewhere in the region of £500,000,’ says Emily Orchard of Dexters Isleworth.
‘Tree-lined St Stephen’s Road, with lots of Edwardian double-fronted houses, is the premier street, and the whole of Hounslow offers more for your money compared to Chiswick and Isleworth nearby.
‘We’ve seen the buyer profile change from lots of investors to mostly families, and it’s also attractive to first-time buyers as it’s very affordable.’
What’s new on the block?
Seven hundred and 80 homes — 563 for private sale and 217 affordable housing — are in the pipeline at freshly launched Lampton Parkside, a joint venture between Hill and Notting Hill Genesis.
Designed around communal courtyard gardens and a short walk from Hounslow West station, each of the studio, one and two-bed apartments and three-bed houses will have private outside space, from £275,000.
High Street Quarter, by Barratt London, is a 588-home scheme now in its final phase, called Thornberry Apartments.
As well as shops, restaurants and other amenities, it will feature the borough’s tallest tower.
One, two and three-bed apartments are from £339,000 with Help to Buy available.
Whitelocke House, a boutique development of studio and one-bed apartments in the town centre, is nearing completion and three show homes will be unveiled soon.
All are beautifully finished, incorporating matt kitchen units, Neff integrated appliances and luxury shower rooms, from £275,000 with Help to Buy.
Only three one-bed apartments are left for sale at The Assembly from Countryside, ready to move into and each including a balcony and a swish contemporary kitchen fitted with Samsung integrated appliances. They start from £350,000 and Help to Buy’s on offer.
One and two-bed shared ownership apartments with balconies are available at Network’s A+, part of the same site. Prices are from £132,750 for a 45% share of £295,000.
